Q: Can you hold a place before I apply?
A: We will continue to market the property until you apply, become an approved tenant,
sign the lease, and pay the required deposit money.

Q: Do I pay first month’s rent and last month’s rent with my security deposit?
A: Typically, we collect first month’s rent in its entirety along with security deposit in certified funds.
Collecting last month’s rent at move-in may be requested, but not typical.

Q: How old do you have to be to apply?
A: At least 18 years of age.

Q: Is the deposit refundable?
A: We appreciate our tenants and do our best to refund tenant deposits. We may have to claim a portion
of your deposit to cover cleaning and repair expenses if the property is not left in the condition it
was when the tenant moved in. We do have move in reports and move out reports that can be shared with
the tenant, if needed.

Q: You have a property I want to rent. How do I apply?
A: Apply by going to our website at oceanbluefloridapm.com or through the link supplied to you by
our showing agent.

Q: How do I pay rent?
A: We offer 3 ways to pay rent: online through your tenant portal, with cash at one of our partner cash
pay locations, or you can mail or walk your payment into our office.

Q: I want to get a pet. What do I do?
A: Some properties are pre-approved for pets and you will see this in the listing.
If you move into a property and later decide you would like a pet, you would need to get approval
from the owner of the home, and then you would need to pay a non-refundable pet fee and possibly
additional pet rent. We have certain breed restrictions.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: Roommates are considered jointly and not severally liable for the lease and all its provisions.
Both tenants are responsible for the lease and for the rent payments until the lease has expired, or
until the remaining roommate is approved to occupy the premises solely.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Please give us at least 30 days notice of your intent to move, per your lease.
If you do not give us your 30 day notice, you may be charged for the rent until notice is given.

Q: Who is responsible for paying for repairs & maintenance requests?
A: Typically the owner, unless the repair is related to tenant misuse of the property.
